Rental Policies

RESERVATION POLICY:  A Reservation Deposit (the sum of one-half of the Base Rent Amount) is required to hold Unit’s Reservation. After the Reservation Deposit is received, Beachview Realty will call or email to confirm the Reservation of Unit. Reservations are not final until confirmed by Beachview Realty. Unit Reservations will be held until thirty (30) days prior to Guest’s scheduled Arrival Date check-in, at which time the remaining balance is due. PLEASE NOTE THE FINAL PAYMENT DUE DATE as there will be no further notification provided by Beachview Realty. Allow ample time for payments to reach Beachview Realty thirty (30) days prior to the scheduled Arrival Date. Beachview Realty is not obligated to honor any payment received less than thirty (30) days prior to the scheduled Arrival Date.

CANCELLATION POLICY:  All reservation cancellations are subject to a Cancellation Fee equal to fifteen percent (15%) of the Property Unit’s total Base Rent Amount for the reserved dates. The remaining balance will be held and refunded ONLY if Beachview Realty is able to re-book the Property Unit for the same dates, less any difference in the total re-booked Base Rent Amount, and any credit card processing fees.  

“NO-SHOW” POLICY:  A “no-show” is an automatic forfeiture of rental charges.  The Registered Guest will be charged for the full stay if the proper cancellation policies are not followed.

CHECK-IN and CHECK-OUT POLICIES:  

SUMMER SEASON – Depending on the specific Rental Unit, vacation rentals run from either FRIDAY TO FRIDAY or SATURDAY TO SATURDAY.  Please make note of this prior to booking your Unit, as well as any “Minimum Stay” requirements.

SUMMER SEASON Arrival CHECK-IN is 3:00 P.M. on Scheduled Arrival Date.
SUMMER SEASON Departure CHECK-OUT is 10:00 A.M. on Scheduled Departure Date.

WINTER (OFF-SEASON) – During the winter, we allow greater flexibility with arrival and departure dates. Arrival CHECK-IN and Departure CHECK-OUT times are similar to the summer season, however, there may be flexibility in some cases and early arrivals or late departures may be arranged.  Minimum stay in winter vacation rentals is usually 3 nights.

MAXIMUM OCCUPANCY:  Each rental unit has a Maximum Occupancy limit (to reside overnight) set by the owner and is listed in the rental unit’s listing description.  Please adhere to these maximums.  If you misrepresent the number of people in your group, you will be asked to leave and no refunds will be given.

FORMS OF PAYMENT:  We accept Visa, MasterCard, personal checks, business checks and cashier’s or certified checks.  Sorry, we do not accept American Express or Discover cards.

PET POLICY:  Based on the choice of our owners, pets are allowed in “pet-friendly” rentals ONLY.  There is a $100 non-refundable pet fee (per pet) and no more than two (2) pets are allowed in any of our “pet-friendly” rental units.  All pets must be crated while you are away from the rental unit and cannot be left alone in the rental unit.  If there is any damage to the rental unit caused by pets, the Registered Guest will be responsible to pay for extra cleaning or repairs to correct any and all such problems.

SECURITY DEPOSIT & REFUNDS:  Security Deposits will be returned by mail within thirty (30) days after the Departure Date less deductions for any damage done to the rental unit, any missing items that need replacement, any excessive cleaning required and/or any other extraordinary expenses or deductions that may have been incurred during the period of the Registered Guest’s Occupancy Dates in the rental unit.  The Registered Guest must promptly pay for any cost(s) of repair or replacement which may exceed the amount of the Security Deposit.

INDEMNIFICATION:  All of our rental units are privately-owned units. The Registered Guest agrees to indemnify the owner and Beachview Realty of any damages to the premises which result from the Registered Guest’s occupancy (including furnishings and household items) and/or damages found upon departure.  The Registered Guest is the one who will be charged for any damages his/her group causes to the rental unit.  Neither the owner nor Beachview Realty will be responsible for accidents or injury to guests or for loss of money or valuables of any kind. The Registered Guest assumes full responsibility for any and all damages that his/her group causes, or for any items found to be missing after his/her group’s visit, including linens and/or towels.  By accepting the reservation, it is agreed that all guests of the Registered Guest are expressly assuming the risk of any harm arising from their use of the rental unit or others whom they invite to use the rental unit.
