Nestled on exclusive Peninsula Point, this 3-bedroom, 2 1/2 -bath home provides peace and quiet right on the beach, with the added pleasure of one-of-a-kind, west-facing views of glorious sunsets, Catalina Island and the Balboa Pier.
Upon arrival, guests are immediately drawn into the beautifully sunlit living area, which is surrounded by double sets of French doors to let in the great outdoors - whether opened or closed - to enjoy the best of our Southern California lifestyle. Contemporary leather sofas, indoor/outdoor Mexican floor tile, pounded tin ceilings, gas log fireplace, and flat-screen TV complete the casually elegant ambiance of the main floor.

The living area gives way to the adjacent dining room with formal seating for 6. Just beyond, the fully-stocked gourmet kitchen offers high-end dishes and pots and pans, along with plenty of storage space. Dark granite countertops and stainless steel appliances anchor the main work space.

Outdoor dining and barbecue areas are just outside the French doors. An old-fashioned boardwalk beckons everyone on the patio to venture out to the sand and sea beyond.
Note: We are sorry, but the in-ground spa on the beachfront patio is off-limits to guests' use. Parental supervision of young children on the patio is required at all times: the spa cover does not lock.

Moving upstairs, guests are welcomed by an additional living area with vaulted ceilings, cozy leather seating and gorgeous ocean views. This retreat offers plenty of books to peruse, gas fireplace, and small flat-screen TV. French doors open wide to the expansive view, and relaxing balcony seating - front row seats for spectacular Pacific Ocean sunsets!

The master bedroom is spacious, with a large tiled fireplace, and private balcony with a side view to the ocean. Included en suite is a large walk-in closet, and a master bath with a huge skylight, oversized soaking tub, and tiled shower.

The second bedroom provides a full/twin bunk bed arrangement to maximize sleeping space. A queen bed in the third bedroom is flanked by French doors that open out to stunning ocean views on the beachfront balcony. The upstairs hallway bath has a tub/shower combo, with a separate double sink area.
Extra sleeping arrangements are provided by 1 twin trifold floor mat with pillow and linens - best suited for children. A twin rollaway bed can be rented and delivered, if desired, in lieu of the floor mat.

Located in the quaint and exclusive neighborhood of Peninsula Point, the Balboa Pier is a 10-15 minute walk along the beachside boardwalk. A bike ride on its designated bike path leads from Balboa through Newport Beach and all the local diversions - including paddleboards, kayaks, wave-runners, deep-sea fishing tours and the Catalina Island Flyer water taxi service. A short ferry-ride, whether on foot, on bike, or in your car, offers quick access to Balboa Island.

For children, the "Fun Zone" at the Balboa Pier, with its signature Ferris-Wheel, offers the excitement of arcade-style entertainment, food and beverages.
For adults, the Balboa and Newport Piers offer nightlife with an array of restaurants and live music venues. Don't forget, you are only minutes away from world-class shopping and dining at South Coast Plaza and Fashion Island.

We offer competitive pricing for our guests with beach-cruiser bike rentals for the entire family from infants to adults; free delivery and pick-up included, along with helmets and locks.

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee. Four beach chairs are provided for your use.

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.

Cancellation Policy
All reservation cancellations are subject to a Cancellation Fee equal to fifteen percent (15.00%) of the PROPERTY Unit’s total Base Rent amount for the reserved dates. The remaining balance of the Base Rent will be held and refunded ONLY if Manager is able to re-book the PROPERTY Unit for the same dates, less any difference in the total re-booked Base Rent amount, any credit card processing fees and foreign exchange fees if applicable. All other service fees, taxes, accidental damage protection and/or security deposits will be refunded upon cancellation.

NOTE: Beachview Realty makes every effort to present a fully-functioning, clean, & sanitized accommodation for each booking. While we attempt to successfully mitigate any conditions we encounter, we are not responsible for any residual odors/effects that may linger from previous guests’ cooking products, personal grooming products, medications, or pets (if a pet-friendly property). This may include allergy-inducing products such as peanut oil, curry or other spices, fish, perfumes, soaps, medicinal oils, etc. We do not use “cover-up” air fresheners due to potential allergic reactions. Because all of our properties are actual homes with full kitchens and living spaces which are regularly used, we cannot provide the same control of the environment as in a hotel setting. Please be advised, if a re-location to another property is requested by guests who may encounter such conditions, the cancellation policy stated above will still apply.

Deposit Policy
A Reservation Deposit (the sum of one-half of the Base Rent Amount and the full amount of the Reservation Fee and Accidental Damage Protection) is required to hold this Unit’s reservation. After the Reservation Deposit is received, Manager will email or contact you by phone to confirm your reservation. Reservations are not final until they are confirmed by Manager. Email confirmations from Manager will include a detailed invoice stating the amounts paid by Guest and any Remaining Balance due. Unit reservations will be held until 30 days prior to Guest’s scheduled Arrival Date, at which time any Remaining Balance is due. PLEASE NOTE THE FINAL PAYMENT DUE DATE as Manager shall not be obligated to remind Guest of any Remaining Balance payment. Allow ample time for any payments due to reach Manager no less than 30 days prior to your scheduled Arrival Date. Manager is not obligated to honor any payment received less than 30 days prior to the scheduled Arrival Date.
