Welcome to our newly-remodeled dream vacation home in Newport Beach! Perfectly situated as the third house back from the beach, on one of the few extra-wide Peninsula lots, this year-round vacation destination has been thoughtfully and professionally prepared to provide a pleasant coastal atmosphere with practical comfort for small family getaways for 6 maximum guests. When available, this downstairs unit can also be booked simultaneously with the upper 4 bedroom, 2 bath unit to accommodate a total of 16 maximum guests. Completely renovated from top to bottom, the property was the “worst on the block” and is now the proud showcase of the neighborhood. The pictures tell the story!

New furnishings provide a comfortable setting in the spacious living room, dining room and adjacent kitchen. Whether guests wish to relax to a movie night or game night after a long day at the beach, these rooms will accommodate them all. The open floor plan opens up to the oversized front patio, which is discreetly shared with the upstairs guests. But no worries: each unit’s guests have their own barbecue, as well as outdoor dining table with seating and umbrella, with plenty of room and privacy for everyone! A view of the nearby beach is a bonus feature.

The kitchen is fully-stocked with everything required for family meal preparations. A breakfast bar with 4 swivel barstools flanks the large indoor dining table, providing plenty of seating to also entertain visiting day guests both indoors and out.

Both bedrooms are outfitted with a King bed, sliding mirrored closet doors, carpeting and ceiling fans. Cable TV is provided in one of the bedrooms. Two tri-fold floor mats plus extra linens and pillows are supplied for extra sleeping arrangements.

PARKING: 1 covered carport space for midsized vehicle (no SUV's) is provided with access from the rear alley.Garage height 82". General neighborhood street parking can also be utilized when spaces are available (metered, unmetered or pay-station).

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.

Check-in time: 3 p.m. on the arrival date
Check-out time: 10 a.m. on the departure date

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. Four beach chairs are provided for our guests' use. Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, pop-up canopies; plus Pack n Play portable cribs, and portable high chairs, etc. Contact us for more information!

Great Beach cottage, great location, with all the comforts that made for great escape! We loved being so close to the beach! Our family enjoyed using the BBQ on the patio. We rode bikes to the pier and some excellent restaurants. The property was comfortable, roomy and the kitchen had all of the utensils we needed for cooking some meals at home. We plan to return!

Property was nice, clean and staff was very friendly and accommodating. We enjoyed the area as well. Very close to the beach. Only issue is that there is no air conditioning and it says sleeps 6 but it only sleeps 4. There are two bedrooms with queen beds. They also provide two 1" fold up mats which are supposed to be used on the floor for the other 2 people.

loved this location, we try to stay between 45th and 35th when we stay at NB, this place was ideal. Great place for us for the week with our kids. Nice to have the patio out front, BBQ worked perfectly for grilling. Parking spot in the back was very convenient. We loved the quick walk to the sand, the street wasn't one of the party streets so even better. The bathroom, kitchen, and rooms were all very nice and updated. The master bed, however, needs to be replaced as there is a side that is sunk in. I didn't have a problem sleeping on it as I was always so tired, but it wasn't the most comfortable bed. Otherwise, the kids slept great, the extra floor mattresses worked fine. Wifi signal was strong, we actually didn't have the TV on at all. Great place to spend the week in NB.

We loved our time here. It was very clean and orderly. Big kitchen with all the pans and cookwear needed. You can hear the people above you, not much installation between floors. we lucked out having a great family above us.

We had the lower unit for a long weekend. We were in Newport to visit our son who lives in this beautiful area. The unit was clean, well equipped & easy access to & from the beach. Parking space was small....we had a Dodge Charger which just about fit.
The outdoor patio area was great space along with the grill...which worked perfect!
The complaint I have is being in the bottom unit.......the above unit had a large family staying........when they walked around sounded like a heard of animals....not sure if Beach View can do anything for this....other than that the unit was beautiful clean & well equipped.

We stayed in the lower unit, perfect location! We liked it better than being right on the beach due to lower foot and car traffic. Everything was perfect and the unit had everything we needed. We were able to walk and bike everywhere we wanted to go. Agree with other reviews, the property management company has the friendliest most helpful employees, great customer service! Comfy beds, Quality appliances and furnishings. We also loved the bikes being delivered and ready for us to use. We enjoyed our stay very much and hope to be back next year .

This property is beautiful and in a great location just steps from a wonderful beach!

Interior is wonderful! Bedrooms, bathroom and kitchen are up-to-date and comfortable!
Family of four works great. Too many guests would be tight. We were in lower unit. Upper unit is much larger.

Easy to do laundry, cook everyday and enjoy the beach. The pier is a short walk and a great place to grab a cocktail, fish or hang out.

Would definitely recommend!!

Only room for one car and an SUV is tight to park. Beware of 4th of July party atmosphere. More crowded and wild than we would have expected. Once 4th was over- back to laid back and relaxed.

A great location across the street from the beach. Beach view from the upper deck or lower patio. Clean and bright. The rooms were tastefully set up with different themes and the living room, dining , kitchen area was open and comfortable for relaxation with family or visiting guests gettting together. 4 comfortable bedrooms. Beachview Realty was attentive and available daily. Property was clean and well managed. We were in the upper level with a deck and use of the split lower patio which included table, chairs and grille. Parking is very tight (not uncommon to Newport Beach), though there are 2 vehicle parking spots for the upstairs unit. Great vacation home and highly recommended. Beachview Realty was an excellent company to work with.

Cancellation Policy
All reservation cancellations are subject to a Cancellation Fee equal to fifteen percent (15.00%) of the PROPERTY Unit’s total Base Rent amount for the reserved dates. The remaining balance of the Base Rent will be held and refunded ONLY if Manager is able to re-book the PROPERTY Unit for the same dates, less any difference in the total re-booked Base Rent amount, any credit card processing fees and foreign exchange fees if applicable. All other service fees, taxes, accidental damage protection and/or security deposits will be refunded upon cancellation.

NOTE: Beachview Realty makes every effort to present a fully-functioning, clean, & sanitized accommodation for each booking. While we attempt to successfully mitigate any conditions we encounter, we are not responsible for any residual odors/effects that may linger from previous guests’ cooking products, personal grooming products, medications, or pets (if a pet-friendly property). This may include allergy-inducing products such as peanut oil, curry or other spices, fish, perfumes, soaps, medicinal oils, etc. We do not use “cover-up” air fresheners due to potential allergic reactions. Because all of our properties are actual homes with full kitchens and living spaces which are regularly used, we cannot provide the same control of the environment as in a hotel setting. Please be advised, if a re-location to another property is requested by guests who may encounter such conditions, the cancellation policy stated above will still apply.

Deposit Policy
A Reservation Deposit (the sum of one-half of the Base Rent Amount and the full amount of the Reservation Fee and Accidental Damage Protection) is required to hold this Unit’s reservation. After the Reservation Deposit is received, Manager will email or contact you by phone to confirm your reservation. Reservations are not final until they are confirmed by Manager. Email confirmations from Manager will include a detailed invoice stating the amounts paid by Guest and any Remaining Balance due. Unit reservations will be held until 30 days prior to Guest’s scheduled Arrival Date, at which time any Remaining Balance is due. PLEASE NOTE THE FINAL PAYMENT DUE DATE as Manager shall not be obligated to remind Guest of any Remaining Balance payment. Allow ample time for any payments due to reach Manager no less than 30 days prior to your scheduled Arrival Date. Manager is not obligated to honor any payment received less than 30 days prior to the scheduled Arrival Date.
