There’s a new place on the block….and it’s beautiful! You are invited to enjoy this brand new 2 bedroom, 2 bath downstairs vacation home, where modern design and conveniences blend seamlessly with the classic beach community of the Newport Peninsula!

Located less than three short blocks from the best stretch of beach in town one direction, and just steps from the bay in the other direction, all details have been thoughtfully planned and executed. Probably the most visible – or invisible – features are the front sliding glass doors that retract into the walls, providing a spacious indoor/outdoor mix of seating and entertainment as the front patio melts into the living, dining and kitchen areas. Welcome to the wide open spaces!

The fully stocked kitchen and countertop meal area preside over the living room, which is sparingly furnished with pullout sofa, fireplace, and grand TV, with views beyond to the patio and neighborhood.

Private laundry facilities are conveniently located in the hallway, leading to the sleeping quarters. The master bedroom is situated to the rear of the property and is outfitted with a King platform bed, cable TV and storage. The adjoining bathroom supplies a step-in shower. Bedroom #2 is furnished with a queen platform bed. A tub/shower combo are provided in the nearby hallway bathroom. Bed, bath, kitchen and beach linens for 6 guests are attractively installed prior to your arrival as part of the housekeeping fees.

Additional amenities include: central air conditioning (pay per use to ease energy bills); ceiling fans throughout; hardwood floors.

Custom materials and tastefully appointed furnishings have been carefully chosen for a monochromatic setting that is relaxing, yet energizing at the same time: the perfect combination for any successful vacation stay!

PARKING: 1-car parking in the shared garage with rear alley access - right side only; it is partially subterranean; recommended to park on the slope portion of the garage space; compact to mid-size vehicles only. Garage dimensions, 94"H x 169"W. General neighborhood street parking (metered or unmetered) also in area.

Check-in time: 3 p.m. on the arrival date
Check-out time: 10 a.m. on the departure date

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. Four beach chairs are provided for our guests' use. Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, pop-up canopies; plus Pack n Play portable cribs, and portable high chairs, etc. Contact us for more information!

My kids and I stayed for a week so my son could enjoy surf camp. We are locals to the area and have stayed in Newport each summer for 11 years. This property is large and the patio is amazing but their are some standards items that seemed lacking. First the garage door opener does not work, the issue was reported and the agents told me to "push harder" and that all other clients described facing the same issue. The beds are quite uncomfortable and frankly very cheap. I had to have the rental agency come fix my children's bed because it literally sounded like it would fall apart. The nature of being in Newport means you will face noise and most certainly the neighbors next door are quite noisy. I think these are all simple fixes that would turn a 3-star stay into a 5-star experience.

“This is a brand-new apartment in Newport Beach in a neighborhood where a lot of the properties are older, which makes it a real treat. Walkable to the grocery store, the beach, and other retail. Apartment is not spacious but very clean and comfortable. Communications with the host were very clear and check-in and check-out were very easy. Would definitely stay again.”

We stayed at this home for a girls trip. Excellent location to the beach, restaurants and bars. The home is fully equipped with towels, sheets, kitchen necessities, as well as a washer and dryer. The home is extremely clean and is located in a quiet neighborhood. We absolutely loved it and will stay again!!

Cancellation Policy
All reservation cancellations are subject to a Cancellation Fee equal to fifteen percent (15.00%) of the PROPERTY Unit’s total Base Rent amount for the reserved dates. The remaining balance of the Base Rent will be held and refunded ONLY if Manager is able to re-book the PROPERTY Unit for the same dates, less any difference in the total re-booked Base Rent amount, any credit card processing fees and foreign exchange fees if applicable. All other service fees, taxes, accidental damage protection and/or security deposits will be refunded upon cancellation.

NOTE: Beachview Realty makes every effort to present a fully-functioning, clean, & sanitized accommodation for each booking. While we attempt to successfully mitigate any conditions we encounter, we are not responsible for any residual odors/effects that may linger from previous guests’ cooking products, personal grooming products, medications, or pets (if a pet-friendly property). This may include allergy-inducing products such as peanut oil, curry or other spices, fish, perfumes, soaps, medicinal oils, etc. We do not use “cover-up” air fresheners due to potential allergic reactions. Because all of our properties are actual homes with full kitchens and living spaces which are regularly used, we cannot provide the same control of the environment as in a hotel setting. Please be advised, if a re-location to another property is requested by guests who may encounter such conditions, the cancellation policy stated above will still apply.

Deposit Policy
A Reservation Deposit (the sum of one-half of the Base Rent Amount and the full amount of the Reservation Fee and Accidental Damage Protection) is required to hold this Unit’s reservation. After the Reservation Deposit is received, Manager will email or contact you by phone to confirm your reservation. Reservations are not final until they are confirmed by Manager. Email confirmations from Manager will include a detailed invoice stating the amounts paid by Guest and any Remaining Balance due. Unit reservations will be held until 30 days prior to Guest’s scheduled Arrival Date, at which time any Remaining Balance is due. PLEASE NOTE THE FINAL PAYMENT DUE DATE as Manager shall not be obligated to remind Guest of any Remaining Balance payment. Allow ample time for any payments due to reach Manager no less than 30 days prior to your scheduled Arrival Date. Manager is not obligated to honor any payment received less than 30 days prior to the scheduled Arrival Date.
